November 2021 Sales Trends Across the Charlotte Region

 

Alexander County home sales declined 16.7 percent year-over-year with 25 homes sold versus 30 sold in November 2020 while pending sales declined 10 percent year-over-year, as only 27 homes went under contract during the month, a signal the market is returning to the more normal seasonality that occurs during this time of year. New listings, which signal seller activity, had a strong increase of 30 percent year-over-year as 26 homes were listed during the month versus 20 listed this time last year.  Inventory is tight and fell 20.5 percent year-over-year leaving 31 homes for sale or one month of supply.  Low inventory continues to impact prices which rose by double-digits.  Both the median sales price ($285,000) and the average sales price ($353,229) rose by 28.7 percent and 30.6 percent year-over-year respectively, while the average list price declined 15.9 percent year-over-year to $265,229.  Sellers received 98.5 percent of asking price, according to the original list price to sales price ratio, while homes were only on market for 20 days on average during November.  Canopy MLS data.

Anson County (Due to small sample size, figures and percentages can look extreme.) Sales in Anson county totaled five in November a decline of 16.7 percent year-over-year, while just 20 homes went under contract during the month, representing a 33.3 percent year-over-year increase in contract activity. Sellers listed 13 homes for sale, which continues to help inventory in that appears to be rising.  Inventory increased 57.1 percent year-over-year leaving 33 homes for sale or 2.3 months of supply.  This has helped to bring prices down in the County. Both the median sales price ($120,000) and the average sales price ($114,680) declined 20 percent and 29 percent year-over-year. The average list price however, rose 114.4 percent year-over-year to $227,507.  Sellers received 100.6 percent of asking prices in November, according to the original list price to sales price ratio, while homes sold quickly and averaged 31 days on market until sale. Cabarrus County homes ales dipped in November, falling 2 percent year-over-year as 335 homes sold versus 342 this time last November. Pending sales increased by 17.4 percent as buyers drove 384 homes under contract during the month compared to 327 that were under contract last year. New listings were positive and rose 18.5 percent year-over-year as sellers listed 359 homes for sale.  Inventory declined by 329.9 percent year-over-year, leaving 199 homes for sale or 0.5 months of supply (approximately 15 days of supply). Low inventory will continue to pressure prices which rose in November. Both the median sales price ($355,000) and the average sales price ($377,902) rose by 33.5 percent and 28.5 percent year-over-year respectively, while the average list price rose 24.0 percent compared to last year, to $355,490. This brought the original list price to sales price ratio to 100.9 percent as sellers get all of asking price and more for their homes during the month of November 2021.   Homes sold much faster than this time last year, averaging 14 days on market until sale versus 23 days on market in November 2020.  Canopy MLS data. 

Catawba County home sales rose in October by 11.9 percent year-over-year as 216 homes sold versus 193 this time last year, while pending sales showed buyer demand increased 13.7 percent year-over-year as 240 homes went under contract during the month.  Seller confidence fell by 10.9 percent year-over-year as only 213 homes were listed during the month compared to 239 that were listed in October 2020.  With inventory tightening, falling 33.9 percent year-over-year, leaving 195 homes for sale, there is about 27 days of supply (0.9 months of supply).  Low supply will continue to impact prices which rose. Both the median sales price ($238,500) and the average sales price ($312,716) rose by 10.9 percent and 11.1 percent year-over-year respectively.  The average list price also rose by 2.9 percent compared to last year to $310,963.  This bought the original list price to sales price ratio to 98.2 percent as sellers get nearly all of asking prices, while homes sold faster, averaging 22 days on market versus 29 days this time last year. Cleveland County home sales rose 16.7 percent year-over-year as 98 homes sold versus 84 that sold in November 2020.  Pending sales show strong buyer demand as 125 homes went under contract during the month, an increase of 48.8 percent year-over-year, while new listing also increased by 47.5 percent year-over-year as sellers listed 118 homes for sale. Cleveland County is one of the few counties in the region in September, October and now November to see a small increase in inventory, which rose 9.2 percent year-over-year this month, leaving 142 homes for sale at report time or 1.4 months of supply. Still, with supply very low, prices are rising.  Both the median sales price ($240,000) and the average sales price ($262,918) rose 34.5 percent and 29.7 percent year-over-year respectively, while the average list price rose 19.4 percent year-over-year to $244,993. This brought the original list price to sales price measure to 97.8 percent, showing sellers receiving most of asking prices. Gaston County homes sales increased for a second consecutive month, rising 17.5 percent year-over-year as 362 homes sold versus 308 that sold in November 2020. Pending sales show buyers drove 358 homes under contract during the month, an increase of 7.5 percent year-over-year. Sellers only listed 343 homes for sale, a decrease of 5.2 percent year-over-year.  Inventory however is quite low and fell 40.9 percent year-over-year leaving 244 homes for sale or 0.7 months of supply, which equates to roughly 21 days of supply at the current sales pace. All price indices continued to rise. Both the median sales price ($281,250) and the average sales price ($301,541) rose 22.3 percent and 21.3 percent year-over-year respectively, while the average list price rose 23.8 percent year-over-year to $316,313.  This brought the original list price to sales price ratio to 100.1 percent, showing sellers receiving all of asking price and more in November 2021. Homes sold quickly as indicated by days on market which showed homes averaging 17 days on market until sale versus 25 days on market this time last year. Canopy MLS data. 

Iredell County home sales in November were unchanged compared to last year year, while pending sales counts declined by 9.3 percent as 294 homes went under contract during the month.  New listing activity also declined by 3.2 percent as sellers listed 307 homes for sale, just 17 less than last year. Inventory is down by 32.9 percent year-over-year leaving 326 homes for sale or 0.9 months of supply, which is about 27 days of supply.  This dynamic continues to pressure prices. Both the median sales price ($370,000) and the average sales price ($457,388) rose 19.4 percent and 15.8 percent year-over-year respectively, while the average list price rose by 4.4 percent year-over-year to $414,661. 

This brought the original list price to sales price ratio to 98.95 percent, as sellers received nearly all of asking price in November 2021. Homes were not on market long, as indicated by days on market which showed homes averaging just 24 days on market in November versus 28 days on market in November 2020. Canopy MLS data. 

Lincoln County home sales increased 2.8 percent year-over-year in November as 148 homes sold, while pending sales show buyer demand remains steady, as it increased 6.7 percent year-over-year as 143 homes went under contract. New listing activity was also positive and increased 3 percent as 137 homes were added to inventory. Inventory however is tight, and fell by 50 percent leaving 142 homes for sale or 0.9 months of supply (roughly 27 days of supply).  This dynamic of low supply and steady demand continues to pressure prices.  Both the median sales price ($389,718) and the average sales price ($411,803) rose 31.6 percent and 26.4 percent year-over-year respectively, while the average list price rose 12.9 percent year-over-year to $424,354. Sellers in Lincoln County received 98.4 percent of asking prices, according to the original list price to sales price ratio, while days on market averaged 42 days in November versus 50 days this time last year.   Canopy MLS data. 

Mecklenburg County home sales increased 2.1 percent year-over-year as 1,843 homes were sold during the month, while pending sales rose 9.5 percent compared to last year as 1,813 homes went under contract, which means sales should continue to be steady in the near future.  New listings rose a welcome 7.6 percent year-over-year as sellers listed 1,674 homes for sale in November compared to 1,556 listed in November 2020. Inventory is still tight and fell 45.5 percent compared to last year leaving 1,248 homes for sale or 0.6 months of supply. All price indices rose. Both the median sales price ($375,000) and the average sales price ($453,926) rose by 21 percent and 16.4 percent year-over-year respectively. The average list price rose 15.8 percent year-over-year to $461,314. Sellers in Mecklenburg County received 100.9 percent of asking prices as indicated by the original list price to sales price measure, while homes averaged 19 days on market until sale in November 2021. Rowan County closed sales increased in November rising 3.4 percent year-over-year as 180 homes sold versus 174 that sold in November 2020. Pending sales counts show a significant increase in demand for homes, which rose 53.7 percent year-over-year as 226 homes went under contract. New listing activity also rose significantly, by 34.6 percent year-over-year as sellers jumped into the market and listed 214 homes for sale.  Inventory is tight and fell 39.8 percent year-over-year leaving 177 homes for sale or 0.9 months of supply, roughly 27 days of supply. Both the median sales price ($229,950) and the average sales price ($264,838) rose by 8 percent and 12.3 percent year-over-year respectively, while the average list price rose 13.8 percent to $270,299.  The original list price to sales price ratio shows sellers getting nearly all of asking price during the month at 96.9 percent while homes sold quickly and averaged 24 days on market until sale.  Canopy MLS data. 

Stanly County closed sales increased 1.5 percent year-over-year as 68 homes sold, while pending sales counts rose sharply, 43.1 percent year-over-year as 93 homes went under contract.  Sellers also listed 93 homes for sale during the month, an increase of 31 percent year-over-year. In the short term, this should help the inventory situation which fell by 37.5 percent year-over-year leaving 70 homes for sale during the month or 0.8 months of supply. Inventory however is pressuring prices, which are rising.  Both the median sales price ($287,500) and the average sales price ($291,195) rose by 25.5 percent and 14 percent year-over-year respectively while the average list price rose 24.4 percent to $291,964.  This brought the original list price to sales price measure  to 98.9 percent showing sellers getting most of asking prices, while days on market show homes selling quickly, averaging 21 days until sale. Union County sales declined 4.7 percent year-over-year in November 2021, as 387 homes sold versus 406 that sold last November. Pending sales activity increased 14.3 percent year-over-year as buyers drove 400 homes under contract during the month, versus 350 under contract in November 2020.  New listings increased by 18.2 percent year-over-year as sellers listed 371 homes for sale during the month. Inventory fell 31.1 percent year-over-year leaving 261 homes for sale or 0.6 months of supply (approximately 24 days of supply). Tight inventory will continue to pressure prices. Both the median sales price ($401,500) and the average sales price ($481,385) rose 14.7 percent and 15.2 percent year-over-year respectively, while the average list price rose 15.9 percent over last year to $478,818.  This brought the original list price to sales price ratio to 101.3 percent, showing sellers getting asking prices and more for their homes last month. Sellers enjoyed faster days on market, which showed homes averaged 21 days on market in November 2021 versus 21 days this time last year.  Canopy MLS data. 

Chester County, S.C., (Due to small sample size, figures and percentages can look extreme.)   November 2021 home sales in Chester County rose 35.3, as 23 homes sold in during the month. Pending home sales rose 200 percent year-over-year as 24 homes went under contract versus 8 in November 2020. New listing activity also rose 144.4 percent year-over-year as sellers listed 22 homes for sale versus9 listed this time last year.  Inventory increased 7.7 percent year-over-year as 42 homes were for sale at report time or 1.9 months of supply.  Prices are rising as both the median sales price ($175,000) and the average sales price ($281,291) rose 16.7 percent and 74 percent year-over-year respectively.  The average list price increased 150 percent year-over-year to $188,250, which brought the original list price to sales price ratio to 96.1 percent. Homes are selling quickly and at about the same pace as last year, as indicated by days on market which averaged 35 days in November 2021 versus 27 days during the same period last year.  Canopy MLS data. 

Lancaster County, S.C.’s home sales in November 2021 declined 18 percent year-over-year as 159 homes sold versus 194 that sold this time last year. Pending sales decreased19.6 percent year-over-year as buyers drove 156 homes under contract compared to 194 that were under contract last year. New listing activity declined 13.1 percent year-over-year as sellers listed 139 homes for sale versus 160 that were listed in November 2020.  Inventory, which fell 37.1 percent year-over-year, leaving 139 homes for sale or 0.8 months of supply, continues to pressure prices. Both the median sales price ($401,000) and the average sales price ($411,896) rose 19.1 percent and 17.8 percent respectively, over prices last year, while the average list price decreased 3.7 percent compared to last year to $370,584.  Sellers received all of asking prices and more, as indicated by the original list price to sales price ratio of 100.6 percent. Days on market averaged 16 days in November 2021 versus 33 days on market in November 2020.  Canopy MLS data. 

York County, S.C., homes sales declined 0.4 percent year-over-year as 447 homes sold in November 2021 versus 449 that sold in November 2020.  Pending sales increased by 12.2 percent year-over-year as buyers drove 469 homes under contract during the month. New listings declined slightly, 1.7 percent as sellers listed 460 homes for sale versus 468 that were listed this time last year.  Inventory is low and fell 34.9 percent year-over-year leaving 356 homes for sale or 0.7 months of supply or roughly 21 days of supply. Low supply impacted prices in November which rose.  Both the median sales price ($370,000) and the average sales price ($400,530) rose 22.6 percent and 21.8 percent year-over-year respectively, while the average list price rose 12.6 percent year-over-year to $382,713. This brought the original list price to sales price ratio to 100.5 percent as sellers received all of asking price and more in November 2021. Days on market show homes selling quickly.
