October 2021 sales trends across the Charlotte region

Alexander County homes sales declined 42.9 percent year-over-year as 20 homes sold, which is 15 less than this time last year, while pending sales also declined 14.5 percent compared to last year, as buyers drove 29 homes under contract versus 34 that were under contract in October 2020. New listings also fell 11.8 percent year-over-year as sellers listed 30 homes for sale.  Inventory continued to fall in October, down 34.7 percent leaving 32 homes for sale or 1.1 month of supply. Prices were mixed, with the median sales price of $180,500 declining 4.5 percent year-over-year, while the average sales price rose 6.7 percent compared to last year, to $253,995.  The average list price declined by 7 percent year-over-year to $313,360, which brought the original list price to sales price lower, to 95.8 percent. Days on market however were faster than last year, as homes averaged 24 days on market compared to 31 days this time last year.  Canopy MLS data.

Anson County (Due to small sample size, figures and percentages can look extreme.) Sales in Anson County rose 38.5 percent year-over-year as 18 homes sold versus 13 homes that sold in October 2020.  Pending sales fell, 16.7 percent year-over-year as 10 homes went under contract during the month versus 12 under contract in October 2020.  New listing activity rose by 144.4 percent year-over year, as sellers listed 22 homes for sale during the month.  Inventory increased a bit, rising 31 percent year-over-year as 38 homes were on market during the month, or 2.6 months of supply. Both the median sales price ($129,000) and the average sales price ($134,328) rose 16.2 percent and 11.1 percent year-over-year respectively, while the average list price declined 3.8 percent compared to last year to $225,827 during the month.  Sellers in the county received 94.2 percent of asking prices as indicated by the original list price to sales price ratio, while homes averaged28 days on market in October 2021 versus 51 days this time last year.  Canopy MLS data. 

Cabarrus County homes ales dipped in October, falling 2.8 percent year-over-year as 375 homes sold versus 386 this time last October. Pending sales increased by 21.6 percent as buyers drove 411 homes under contract during the month compared to 338 that were under contract last year. New listings were positive and rose 10.6 percent year-over-year as sellers listed 426 homes for sale.  Inventory declined by 34 percent year-over-year, leaving 227 homes for sale or 0.6 months of supply (approximately 18 days of supply). Low inventory will continue to pressure prices which rose in October. Both the median sales price ($310,000) and the average sales price ($335,193) rose by 12.7 percent and 11.5 percent year-over-year respectively, while the average list price rose 28.4 percent compared to last year, to $389,675. This brought the original list price to sales price ratio to 100.7 percent as sellers get all of asking price and more for their homes during the month of October 2021.   Homes sold much faster than this time last year, averaging 13 days on market until sale versus 22 days on market in October 2020.  Canopy MLS data. 

Catawba County home sales rose in October by 11.9 percent year-over-year as 216 homes sold versus 193 this time last year, while pending sales showed buyer demand increased 13.7 percent year-over-year as 240 homes went under contract during the month.  Seller confidence fell by 10.9 percent year-over-year as only 213 homes were listed during the month compared to 239 that were listed in October 2020.  With inventory tightening, falling 33.9 percent year-over-year, leaving 195 homes for sale, there is about 27 days of supply (0.9 months of supply).  Low supply will continue to impact prices which rose. Both the median sales price ($238,500) and the average sales price ($312,716) rose by 10.9 percent and 11.1 percent year-over-year respectively.  The average list price also rose by 2.9 percent compared to last year to $310,963.  This bought the original list price to sales price ratio to 98.2 percent as sellers get nearly all of asking prices, while homes sold faster, averaging 22 days on market versus 29 days this time last year. Cleveland County home sales rose 37.8 percent year-over-year as 113 homes sold versus 82 that sold in October 2020.  Pending sales show an abundance of buyers as 108 homes went under contract during the month, an increase of 36.7 percent year-over-year, while new listing also increased by 9.7 percent year-over-year as sellers listed 124 homes for sale. Cleveland County is one of the few counties in the region in September and October to see a small increase in inventory, which rose 6.3 percent year-over-year this month, leaving 152 homes for sale at report time or 1.6 months of supply. Still, with supply very low, prices are rising.  Both the median sales price ($225,000) and the average sales price ($242,095) rose 32.7 percent and 32.2 percent year-over-year respectively, while the average list price rose 62.4 percent year-over-year to $329,373. This brought the original list price to sales price measure to 99.5 percent, showing sellers receiving most of asking prices. Gaston County homes sales increased 17.6 percent year-over-year as 394 homes sold versus 335 that sold in October 2020. Pending sales show buyers drove 408 homes under contract during the month, an increase of 0.7 percent year-over-year. Sellers only listed 367 homes for sale, a decrease of 18.3 percent year-over-year.  Inventory however is quite low and fell 40.3 percent year-over-year leaving 258 homes for sale or 0.7 months of supply, which equates to roughly 21 days of supply at the current sales pace. All price indices continued to rise. Both the median sales price ($276,000) and the average sales price ($297,897) rose 21.3 percent and 15.8 percent year-over-year respectively, while the average list price rose 6.1 percent year-over-year to $299,646.  This brought the original list price to sales price ratio to 100 percent, showing sellers receiving all of asking price in October 2021. Homes sold quickly as indicated by days on market which showed homes averaging 15 days on market until sale versus 25 days on market this time last year. Canopy MLS data. 

Iredell County home sales in October increased slightly, 0.3 percent year-over-year as 375 homes sold in October, just one more sale than closed in October 2020.  Pending sales showed demand steady, rising 13.5 percent year-over-year as buyers drove 370 homes under contract during the month. New listings also rose during the month, 9.9 percent year-over-year as sellers listed 389 homes for sale during the month versus 354 that were listed in October 2020. Inventory, continues to fall, down 34.2 percent year-over-year leaving 344 homes for sale or one month of supply.  Low supply is pressuring prices.  Both the median sales price ($355,000) and the average sales price ($439,578) rose 18.3 percent and 3 percent year-over-year respectively, while the average list price rose 11.6 percent compared to last year to $459,248. This brought the original list price to sales price ratio to 99.5 percent, as sellers received nearly all of asking price in October 2021. Homes were not on market long, as indicated by days on market which showed homes averaging just 17 days on market in October versus 34 days on market in October 2020. Canopy MLS data. 

Lincoln County home sales declined by 13.2 percent year-over-year as 135 homes sold versus 190 that sold in October 2020. Buyers still desire homes in Lincoln as pending sales rose 15.9 percent year-over-year as buyers drove 168 homes under contract compared to 145 that went under contract in October 2020. New listings however, showed sellers focused else. Seller activity declined 17.4 percent year-over-year as 147 homes went on market during the month versus 178 that were listed last year. Inventory is tight and pressuring prices, falling 51.3 percent year-over-year leaving 149 homes for sales or 0.9 months of supply (27 days of supply). Both the median sales price ($393,810) and the average sales price ($441,466) rose by 27.1 percent and 21.2 percent year-over-year respectively, while the average list price rose 7.8 percent year-over-year to $420,409. Sellers received nearly all of asking price as indicated by the original list price to sales price ratio of 99.5 percent, while homes sold quickly, averaging 29 days on market versus 41 days in October 2020.   Canopy MLS data. 

Mecklenburg County homes sales declined 9.4 percent over last year, as 1,864 homes were sold versus 2,057 that sold in October 2020.  Pending sales show buyer demand slipped a bit, falling 2.6 percent year-over-year as buyers drove 2,057 homes under contract during the month.  New listings also declined by 11.7 percent year-over-year as sellers listed 2,109 homes for sale in this past month.   Inventory continues to fall, down 42.4 percent, leaving 1,507 homes for sale or 0.8 months of supply, or roughly 24 days or supply. Low inventory continues to impact prices which rose.  Both the median sales price ($362,000) and the average sales price ($436,232) rose 16.8 percent and 12 percent year-over-year respectively, while the average list price rose 10.7 percent year-over-year to $451,752.  This brought the original list price to sales price ratio to 101.3 showing sellers getting over asking prices in October.  Sales were brisk as indicated by days on market, which showed homes on market 16 days versus 23 days on market this time last year.  Canopy MLS data. 

Rowan County closed sales increased in October, rising 6.8 percent year-over-year as 188 homes sold versus 176 that sold this time last year.  Pending sales show buyer demand is strong, as it increased 15.3 percent compared to last year as 211 homes went under contract during the month. New listing activity was on par with last year, dipping slightly, 0.5 percent as 210 homes went on market compared to 211 that were listed in October 2020. Low inventory continues to impact prices which rose.  Both the median sales price ($225,000) and the average sales price ($251,384) rose by 10.3 percent and 11.7 percent year-over-year respectively, while the average list price rose 6.3 percent year-over year to $262,614.  This brought the original list price to sales price ratio to 98.5 percent as sellers got nearly all of asking prices in October.  Homes sold quickly as indicated by days on market which averaged 18 days versus 31 days in October 2020.  Canopy MLS data. 

Stanly County home sales bounced back in October, rising 14.1 percent year-over-year as 97 homes sold versus 85 that sold this time last year. Buyers are still seeking homes in Stanly, as pending sales activity rose 50 percent year-over-year with 111 homes under contract during the month compared to 74 that were under contract in October 2020. New listings were also on the rise in Stanly, increasing 46.8 percent over last year’s activity with 113 homes listed during the month.  Though the increase in listings should help buyers in the short term, it does little to change the inventory situation, which is tight.  Inventory fell 31.5 percent year-over-year leaving 76 homes on market versus 111 that were on market in October 2020, leaving just 0.9 months of supply or 27 days of supply. All price indices rose during the month. Both the median sales price ($250,000) and the average sales price ($267,782) rose 20.8 percent and 12.9 percent year-over-year respectively, while the average list price rose 20 percent over last year to $278,189. This brought the original list price to sales price ratio to 98.5 percent as sellers get most of asking prices. Union County sales declined 9.6 percent year-over-year in October 2021, as 412 homes sold versus 456 that sold last October. Pending sales activity declined 4.4 percent as buyers drove 416 homes under contract during the month, versus 435 under contract in October 2020.  New listings dropped 3.5 percent year-over-year as sellers listed 436 homes for sale during the month. Inventory fell 31.1 percent year-over-year leaving 308 homes for sale or 0.7 months of supply (approximately 21 days of supply). Tight inventory will continue to pressure prices. Both the median sales price ($379,000) and the average sales price ($452,740) rose 9.9 percent and 6.6 percent year-over-year respectively, while the average list price rose 19.7 percent over last year to $469,814.  This brought the original list price to sales price ratio to 101.1 percent, showing sellers getting asking prices and more for their homes last month. Sellers enjoyed faster days on market, which showed homes averaged 15 days on market in October 2021 versus 28 days this time last year.  Canopy MLS data. 

Chester County, S.C., (Due to small sample size, figures and percentages can look extreme.)   October 2021 home sales in Chester County rose 31.6, as 25 homes sold in during the month. Pending home sales rose 100 percent year-over-year as 30 homes went under contract versus 15 in October 2020. New listing activity also rose 52.4 percent year-over-year as sellers listed 32 homes for sale versus 21 listed this time last year.  Inventory increased 10.5 percent year-over-year as 42 homes were for sale at report time or 2 months of supply.  Prices are rising as both the median sales price ($274,900) and the average sales price ($301,267) rose 27.9 percent and 17.6 percent year-over-year.  The average list price decreased 6.1 percent year-over-year to $179,706, which brought the original list price to sales price ratio to 98.4 percent. Homes are selling quickly and at about the same pace as last year, as indicated by days on market which averaged 26 days in October 2021 versus 20 days during the same period last year.  Canopy MLS data. 

Lancaster County, S.C.’s home sales in October 2021 declined 28.5 percent year-over-year as 163 homes sold versus 228 that sold this time last year. Pending sales increased 10.9 percent year-over-year as buyers drove 194 homes under contract compared to 175 that were under contract last year. Looking at year-to-date figures closed sales are now level with year-to-date 2020, declining by 1.8 percent, however year-to-date pending sales are also negative, which could mean that buyers are fatigued by Lancaster’s critically low inventory, which has made it difficult to find homes for sale, amidst increasing prices. New listing activity declined 5.8 percent year-over-year as sellers listed 196 homes for sale versus 208 that were listed in October 2020.  Inventory, which fell 40.2 percent year-over-year, leaving159 homes for sale or 0.9 months of supply or 27 days of supply, continues to pressure prices. Both the median sales price ($396,000) and the average sales price ($420,905) rose 16.6 percent and 25.1 percent respectively, over prices last year, while the average list price rose 14.9 percent over last October’s list price to $396,493.  Sellers received most of asking prices, as indicated by the original list price to sales price ratio of 99.9 percent. York County, S.C., homes sales declined 14.1 percent year-over-year as 469 homes sold in October 2021 versus 546 that sold in October 2020.  Pending sales increased, by 13.5 percent year-over-year as buyers drove 548 homes under contract during the month. New listings increased by 4.4 percent as sellers listed 545 homes for sale versus 522 that were listed this time last year.  Inventory is low and fell 32.2 percent year-over-year leaving 369 homes for sale or 0.7 months of supply or roughly 21 days of supply. Low supply impacted prices in October which rose.  Both the median sales price ($330,000) and the average sales price ($370,730) rose 8.2 percent and 6.4 percent year-over-year respectively, while the average list price rose 22.4 percent year-over-year to $406,234. This brought the original list price to sales price ratio to 100.8 percent as sellers received all of asking price and more in October 2021. Days on market show homes selling quickly.
